 PENINSULA REAL ESTATE MARKET UPDATE

There is an old expression that says real estate is local, and that is certainly true today on the Peninsula. Our real estate market here is comprised of various sub-markets.  Some of these are sellers markets, while others are buyers markets. 

It continues to be a strong sellers market for single family homes in west-side mid-Peninsula areas from Burlingame to San Carlos, Menlo Park to Los Altos, plus Foster City and Redwood Shores.  The supply of homes for sale in these areas is tight. 

At the same time, the market for condominiums in these same areas is soft.  There is ample supply, and buyers are able to negotiate some good buys.

The real estate market in northern and coastal San Mateo County and the South Bay is a buyer’s market.  These are many homes for sale and fewer buyers.  Home buyers here are negotiating some really good buys right now. 

Even with these general interpretations, conditions still vary neighborhood by neighborhood.  This phenomenon makes it essential that buyers and sellers carefully choose their Realtor before entering the market.  The Realtor you use can make the difference in getting the home you want or in getting your home sold for top dollar.
